The Riverland Real Estate Market
Elders Riverland Sales Manager, Agent and Auctioneer, Raph Liddle is another one of those locals who never really left.
Although he headed to Adelaide for short stint, the Riverland and Loxton lifestyle again brought him home where he admits he “always envisaged himself living and forging a career”, not realising he would soon record the highest regional residential sales record (2023).
“While my highest regional sales record was achieved last year, we are still seeing an increase in property values across the Riverland, in fact, probably the biggest change in prices we’ve seen over the last four years,” Mr Liddle said.
“Opportunistic investors are very active in the market at present as they seek better affordability in regional areas as opposed to higher city prices.”
Mr Liddle’s sentiment is backed up by recent RP Data figures that show houses in Berri have increased 9% over the past year to a median house price of $332,500, Loxton is up 1.7% to $335,000 over the last 12 months, Barmera has risen an impressive 11.2% to $317,500 and Renmark has topped them all by improving 12.2% to a median of $362,000 over the last year.
Mr Liddle said while the market was strong in the Riverland at present, there were still some key things both home owners and investors could do to ensure the best possible property outcomes.
“For homeowners presentation key at the moment. Those small improvements that showcase a well cared for home and give buyers more confidence go a long way to ensuring best results and limited days on market.
“For investors, you really need to look at the type of home it is and what yields are on offer. It might sound cliche, but do your market research and preferably, speak to an Elders agent locally.
“We have grown up here, we live here and work here day in, day out, so we really can give the best advice,” Mr Liddle added.
Managing Property in the Riverland
And lastly, you guessed it! Elders Riverland Property Manager, Jo Lloyd has lived and worked in the Riverland all her life.
After helping her parents grow their own real estate business for almost 25 years, she made the move to Elders shortly after Elders acquired a new rent roll.
