Water infrastructure is further supported by an electric submersible bore servicing a pressurised trough system and toilets located at both the house and the shearing shed.

The land is gently undulating to flat, featuring highly productive rich red loams soils throughout. These fertile soils are well-suited to winter and summer cropping, fodder production, livestock breeding and finishing, wool production, or potential horticultural ventures. Five main paddocks are complemented by smaller holding and ram paddocks. All fencing is in near new condition.

The Moama district is known for its secure rainfall and farming reliability, with the Echuca Aerodrome BOM station recording a long-term annual average rainfall of 427.1mm (17.08 inches) from 1859 to 2023.
