Providing a laid-back lifestyle often synonymous with a large country town but offering all the convenience of the city, Rockingham is continuing to attract Perth locals to its pristine beaches and gentle foreshores.
Located approximately 50km south of Perth and with an estimated population of around 150,000 people, Rockingham is renowned for its safe, calm waters and exciting aquatic activities, having continued to draw city dwellers to the seaside since the onset of Covid lockdowns a couple of years ago.
The greater Rockingham area takes in several individual suburbs and boasts 37km of beautiful coastline, along with spectacular views and the only north-facing beach in the metropolitan area.
Elders Real Estate Rockingham and Baldivis Residential Sales Manager, Jake Corbett, says with 55,000 properties made up of old homes, family residences and new developments spanning the region, it was no wonder people were attracted to the area.
“There’s plenty of opportunity here, with options to build something contemporary or live in an existing family style home on a very large block,” Mr Corbett explained.
“With the beach at its doorstep and a range of amenities, recreational facilities and entertaining options to enjoy, life in Rockingham offers so much which is now being discovered by those who have been city based.”
Having assisted the people of Rockingham, Baldivis and surrounds since 1992, the Elders office has grown to over 40 staff and as you can imagine, has witnessed a number of markets throughout this time.
Mr Corbett states that currently, the region’s market has been very busy, with a large number of investors looking to purchase near the beach.
“Due to correct property pricing in the local area, assets this year have been selling within days and for well over the asking prices,” he explained.
“Rental activity has been the same, with less than a 1% vacancy rate and gradual increased rental prices over the course of 2024.”
Although it is an unknown, Mr Corbett believes the impressive greater Rockingham market will continue for some time, considering property prices are still sitting lower than the country average.
“I personally believe the market still has some growth left in it before we see any changes. Remembering that nothing stays the same forever, so at some stage in the future there will be a shift in market conditions.
“I am sure this will be when property prices increase to a point where investors no longer see the value in terms of returns, that is when the change will come,” he added.
Regardless of market conditions, Mr Corbett said people would always be attracted to Rockingham due to its pure beauty and proximity to the city.
“Considering the incredible marine life, Shoalwater Islands Marine Park, the stunning ocean views and numerous parks, jetties, restaurants, cafes and pubs along the spectacular Rockingham Foreshore, why wouldn’t you want to live here?”
